You've heard that the key to selling a home is location, location, location.
This means that the better the location, the greater the number of potential buyers.
The greater the number of potential buyers, the faster a home should sell. However,
location means little unless the home is in good condition and is priced correctly.
Condition has to do with normal maintenance. You only get one first impression, and if the home has been cleaned and freshly painted, with everything working properly, that first impression will be a good one. If the home is not desirable it may not sell unless it is advertised as a fixer-upper. Your home should be clean, uncluttered, bright, and well-maintained. Potential buyers will quickly see the negative aspects of your home, so keep them to a minimum. Price is the most important factor, however, if the home does not offer the features that buyers expect in that price range, it will not sell. Buyers look at what is available and buy the best value in their price range. They normally will not look at a home that is listed for more than 5% to 10% above their ability to buy. If your price is not realistic (within 5% of what it should sell for), most potential buyers will not even see your home. Besides assisting you in determining the right price, I will give your home maximum exposure in the marketplace. In addition to advertising in the local newspapers, I will feature it on my website. I provide extra photos and information on our listings, since this is the number-one request that potential buyers have. I also make sure my website, and thus my listings, is widely available on the Internet (local sites, search engines, etc.), since 75% of buyers and investors search for real estate on the Internet. When I list your property for sale, I will be working for your interests. I will give you my recommendations on preparing your home to make a great first impression.
